SIR

Like many living in villages across Deeside, I was very interested in the Piper's recent coverage of the issues surrounding planning proposals in the area.
The local development plan, which I admit crept under my radar, reveals that the proposed fate of local villages and consequent diminishment of character, outlook and situation, is not something reserved for just one settlement.

The notions that
the local development plan is grounded in the spirit of genuine consultation and careful progression is somewhat challenged by the stark reality that villages throughout Aberdeenshire have, in the document, been corralled by local landlords.

In other words, it reads as if these landlords want carte-blanche for developments with no regard to the wishes of those who live in these villages to enjoy the quality of life and scenery that we have, until now, taken for granted.

In our own case, Kincardine O'Neil, the local development plan outlines a substantial housing development, principally to the west of the village, but also to the east and north. This is in addition to the existing plans for development in the south-west and centre of the village (perhaps you can see what I mean by corralled!).

Whilst I have every sympathy with the need for our villages to expand and prosper, I think the residents of Kincardine O'Neil need to think very carefully about a proposed development that would have such a huge effect on the village, particularly to the picturesque entry and exit views we enjoy at present. These would be hugely diminished should this development proceed.

Perhaps the most galling aspect of this issue is that the planning document for Kincardine O'Neil indicates that there "has been opportunity for local people to influence what is proposed through local engagement."

While there was a consultation process for the developments between the river and the village this, as far as I am aware, has not been the case for the developments in the 2008 local development plan, leaving the plan as it stands, in rather a disingenuous position.

This false impression may also undermine the goodwill with which many in the village entered the consultation process last year.

My family and many others await further developments with a keen level of interest.
Yours etc.,
Graeme Nixon,
Pitmurchie Road,
Kincardine O'Neil.
